Terms & Conditions

These terms set out the conditions that apply when you book, stay at, or otherwise use any villa or resort operated by AP Hospitality, and when you use this website.

01Introduction

These terms and conditions ("terms") govern your use of this website and any booking, stay, or enquiry made with AP Hospitality ("we", "us", "our") across our villas and resorts in the Girivan, Hadshi and Mulshi belt near Pune.

By browsing this site, submitting an enquiry, or confirming a booking, you accept these terms in full. If you do not agree with any part of them, please do not proceed with a booking.

02Bookings & reservations

A booking is only confirmed once we have acknowledged your request in writing and received any applicable advance payment. Enquiries submitted through the website form are requests for availability, not confirmed bookings.

  • The person making the booking must be at least 18 years old and is responsible for all guests in their party.
  • Guest numbers, dates, and the villa or resort selected must match what is confirmed in writing; changes are subject to availability.
  • We reserve the right to decline a booking at our discretion, for example where dates are unavailable or details cannot be verified.

03Payments & pricing

Prices quoted are per villa, resort, or package as agreed at the time of booking, and may vary by season, guest count, or duration of stay.

  • An advance payment is required to hold a booking; the balance is payable as agreed before or on arrival.
  • Prices are subject to change until a booking is confirmed with payment; confirmed bookings keep the price agreed at the time.
  • Any additional charges, such as extra guests, damages, or add-on services, are payable directly at the property.

04Cancellations & refunds

Cancellation and refund terms will be shared with you at the time of booking confirmation, and may vary by season or property. As a general guide:

  • Cancellations made well in advance of the stay are eligible for a partial or full refund of the advance amount, less any applicable processing charges.
  • Cancellations made close to the arrival date, or no-shows, may not be eligible for a refund.
  • Rescheduling to a different date, where possible, is offered at our discretion and subject to availability.

05Check-in & check-out

Standard check-in and check-out times will be confirmed with your booking. Early check-in or late check-out is subject to availability and may carry an additional charge. Valid government-issued photo identification is required for all adult guests at check-in.

06Guest conduct & house rules

To keep our villas and resorts comfortable and safe for everyone, guests are expected to:

  • Respect the property, its furnishings, and the surrounding neighbourhood, including noise levels during quiet hours.
  • Keep to the guest count agreed at booking; unregistered guests or events may not be permitted without prior approval.
  • Follow any specific house rules shared for the villa or resort, including those relating to smoking, pets, bonfires, or pool use.

We reserve the right to end a stay without refund where guests seriously breach these rules or endanger the property, staff, or other guests.

07Liability & damages

Guests are responsible for any damage caused to the property, its fixtures, or its contents during their stay, and the cost of repair or replacement may be charged accordingly.

While we take reasonable care to maintain safe premises, AP Hospitality is not liable for loss, theft, injury, or damage arising from a guest's own actions, activities outside the property, or circumstances beyond our reasonable control.

08Force majeure

We are not responsible for delays, cancellations, or changes to a booking caused by events beyond our reasonable control, including extreme weather, natural disasters, government restrictions, or other circumstances that make a stay unsafe or impossible. Where this happens, we will work with you on rescheduling or an appropriate resolution.

09Website use

This website and its content, including text, images, and design, are provided for the purpose of learning about and enquiring about our villas and resorts. You agree not to misuse the site, attempt to access it through unauthorised means, or submit false information through the enquiry form.

10Intellectual property

All content on this website, including photographs, logos, and written descriptions of our villas and resorts, belongs to AP Hospitality unless otherwise credited, and may not be copied, reproduced, or used commercially without our written permission.

11Governing law

These terms are governed by the laws of India, and any disputes arising from a booking or use of this website will be subject to the jurisdiction of the courts having authority over our registered place of business near Pune, Maharashtra.

12Changes to these terms

We may update these terms from time to time to reflect changes to our operations or for legal reasons. The date at the top of this page shows when it was last revised, and continuing to use the site or book a stay after changes are posted means you accept the updated terms.
